Bookings Terms

Rental Period

The minimum rental is one week from Saturday to Saturday. Renting longer than one week must be in one-week increments.

Arrival and Departure

Arrival time is between 3:00 PM and 5:00 PM. Arrangements to arrive outside those hours can be made but can't always be guaranteed. If your flight is delayed, or you are held up for other reasons, please call to advise us. Departure is by 10:00 AM.

Payment Terms
  • All prices are in Euro based on an occupancy of up to ten people.

  • Bookings made greater than 6 months prior to the arrival date require a 50% deposit.

  • Bookings must be paid in full by 6 months prior to the arrival date. 

  • Payment can be made by bank wire, money transfer service, or credit card.

  • We will send you the Booking Agreement which must be signed and returned by postal mail or scanned and emailed.

  • We will send you directions, contact info, and a list of our guest services about six weeks prior to your arrival.

  • We are obligated to collect a tourist tax from our guests for the city. The tax is 2 Euro/per person/day for the first 4 days. This amounts to 8 Euros per person for a stay of any length. Guests under the age of 12 are exempt. This can be paid during your stay.

  • There is a €300 security deposit required unless otherwise arranged. This is the owner's guarantee that any valuable furniture, objects, art, books, decorations, and general household furnishings and equipment will be treated with due care and respect. Nonetheless, accidents and breakage happen in the best of homes. We just ask that you report any damages to us as soon as possible so we can make a mutually agreed-upon assessment. The security deposit less any costs for damages will be refunded within 30 days of the departure day. If the cost of repairs or replacement is greater than the security deposit, the excess amount will be invoiced to the client and the security deposit will not be reimbursed.

Cancellation Policy
  • Notification of cancellation must be made by email.

  • For cancellations greater than six months prior to your arrival date, we will attempt to rebook the period that you canceled. If it gets booked, we will refund 50% of the total amount received. The reason for this is to cover a cancellation fee and unrecoverable taxes that must be paid. In the event the week doesn't get booked, there is no refund.

  • For cancellations made less than six months prior to your arrival date, there is no refund. The reason for this is that most bookings are made at least six months in advance, often more than a year. The opportunity to rent the canceled week is all but lost when the cancellation is made within six months of the arrival date.

Rescheduling Policy
  • A rescheduling request must be made by email at least six months prior to your original arrival date.

  • Rescheduling less than six months prior to your arrival date is not possible for the same reasons mentioned in our cancellation policy above.

  • There is a nonrefundable €500 rescheduling fee and you must reschedule your new arrival date to a date within one year of your original arrival date.

  • There is no additional charge if you reschedule for the same rental season. For example; from Low to Low Season or High to High Season.

  • The difference will be charged if you reschedule from the Low to High season and there is no refund for rescheduling from the High into the Low season.

  • There will be no additional rescheduling allowed.

 

Travel Insurance

We strongly recommend making the necessary arrangements with a reliable insurance company to cover all stages of the holiday including flight or transport cancellations as well as for cancellation of your rental booking. Your travel agent should be able to help you with this. Please see our Links page for some examples of travel insurance companies.

Extra Services

Additional cleaning service, in-house dinners, wine or olive oil tasting, guided tours, airport transportation, babysitter, car or bicycle rentals, theater or restaurant reservations, special events, etc., can be arranged in advance. We cannot guarantee the service you want is available. The more advance notice you give us, the more likely we will be able to make an arrangement for you.

Complaints

All efforts are made to ensure that the property is in good condition and fully functional prior to the client's arrival. Should any of the domestic systems or appliances malfunction during the stay, please notify us immediately and we will do our best to make repairs as soon as possible. Please see the Liabilities below.

Liabilities

We will not reduce or waive these terms. We do not accept liability for fortuitous events or for circumstances beyond control such as illness, injury or death, flight cancellations, war, civil uprisings, riots, terrorist attacks, industrial disputes, labor strikes, earthquakes, fire, adverse weather conditions, natural disasters, acts of God, force majeure or consequences of any person during the course of the holiday stay. If for reasons beyond our control we are forced to cancel your booking, we will do our best to find a suitable alternative rental property.

Miscellaneous
  • The total number at the party must not exceed 11 people.

  • Camping on the grounds of the property is strictly prohibited.

  • There is no smoking inside the house.

  • Domestic animals must not be brought to the property under any circumstances.

  • These booking terms and conditions must be accepted by all members of the rental party.
     

A note to our guests

Please understand that many of the conveniences, which we accept as normal in some other countries, are not always as readily available in rural Italy. You should understand that the electrical systems in Italy function on a 220-voltage current. We have done everything possible to make available any necessary electrical adapters that may be needed.


The water at Il Rifugio is pumped from our wells, which are controlled electrically. The heating of hot water and the house is done with a natural gas boiler but is started and controlled electrically. You may experience a power or telephone or Internet outage during a storm or other related interference, which is fairly normal. Please understand that these occurrences are totally out of our control and that we cannot make refunds due to happenings such as these during your stay. Generally, the outages are for short periods of time and will not result in any major inconvenience.
